SITE ASSESSMENTS
Environmental Assessments are of particular importance in property
transfer or financing, where the potential purchaser does not wish
to incur risk by " buying" an environmental problem.
Phase I Environmental Site Assessments (ESA) determines the environmental
conditions of a site based on historical use and an examination
of present activities. Phase I Assessments may be modified with
a degree of sampling and/or testing if warranted. All Phase I ESA's
include detailed recommendations regarding findings, and if additional
investigations are necessary.
Where environmental problems are known or suspected, Phase II-III
Environmental Site Assessments are carried out using intrusive sampling
methods such as drilling and test pitting to determine the detailed
environmental condition of the land. Intrusive investigations are
utilized to obtain water, soil and material data and samples for
analysis. Interpretation of the degree, extent and type of environmental
problem and contamination is made from the contaminant analyses
result.
The site data is used to evaluate remedial approaches, methodologies
and remedial equipment. Cost estimates comparing the various remedial
options are provided and the most applicable and cost effective
approach recommended.
